4 Tips for Having a Successful Real Estate Open House

Planning on having an open house to get buyers interested in your home? If so, it helps to follow these tips to ensure that it is successful. 

Fix Cosmetic Damage

You'll want to go around your home and start fixing all of the cosmetic damage that has been created over the years that you are probably used to by now. These are places like where the dining room chairs rubbed against the wall and scratched away the paint, or the bathroom vanity that needs to be repainted after water caused the paint to chip off. While these may seem like small things to you, it can easily be the focus of someone that is touring your home during an open house. You do not want them to think that you do not maintain your home when you can easily fix some simple cosmetic problems.

Remove Personal Photos

Do you have plenty of photos of your family scattered throughout your home? You'll want to take those photo frames down or put more generic artwork in the frame so that it looks neutral to potential buyers. You want a buyer to walk through your home and think of it as their own. If you have family photos all around, they are going to view it as your home and be able to put a face to it. While this may seem like a small detail, it can easily impact the appeal of a home.

Declutter the Space

Consider getting a storage unit and start moving belongings that simply clutter up the place. You can't get away with stuffing things in your basement or closets, because people will look everywhere during an open house. You want the space to feel like there is plenty of square footage for furniture and plenty of storage. When closets are jam-packed and furniture lines every wall of each room, it can easily make the place seem like it is smaller than it is. 

Leave the Home

Nothing ruins the mood of an open house more than when the owners will not leave. This is why you hired a realtor—they will host the open house and do the talking for you. When an owner is lingering in the home, it makes people not want to explore the house and take a good look at it. Instead, they'll leave without discussing the home, which will not lead to a sale. You can make the process easier for everyone by letting the realtor do their thing and take a break somewhere else.
